While it may well be possible to navigate through the process of buying a property in your home country, when it comes to doing the same in Thailand, finding a reliable real estate agent becomes all the more important.
As well as gaining access to a wide database of properties on the market, a quality real estate agent should be able to provide local knowledge, personalized advice, help with transport and even translation from Thai to English.
Of course, finding one that is trustworthy, good value for money and not afraid to go that extra mile for their clients is no easy task, especially in a foreign country.
Below, we have given some pointers as to how to find a reliable real estate agency/agents in Thailand.
Remember: word-of-mouth goes a long way
Google is not your only friend when it comes to finding a reliable real estate agent in Thailand. If you’re planning on hunting for property in an expat-centric area such as Pattaya, Phuket or Hua Hin, it’s always a good idea to reach out to existing residents who can offer advice or refer you to a trusted agent.
Of course, part of the vetting process will involve some time spent online. Local property and expat forums can be useful in order to gauge the quality of the services offered by an agency. Also, it’s relatively easy to find out if a lone agent has a black mark against his or her name with a quick search.
Check the accuracy of the agency’s website
Here, you’re not only looking for a website that looks the part, but also one that hosts an accurate database of properties. Scrolling through dozens of pages only to find out that your dream listing was rented out six months ago is both frustrating and a waste of your time.
Hone in on an agent that specializes in your property criteria
From luxury villa rentals on Samui to affordable serviced apartments in Phuket, there are plenty of agents that cater to the many niche property markets in Thailand – as well as larger agents with a much broader spectrum of properties. To narrow down your search, first define what type of property you want, your budget and desired location. If the agent doesn’t meet your requirements, move onto the next.
Make initial contact with potential real estate agents
By now, you should have a shortlist of potential real estate agents, which means it’s time to pick up the phone. Professional agents will be more than happy to set up a meeting at their office. However, if their best offer is a local Starbucks, take that as a red flag.
Questions, questions, questions
Meeting with a real estate agent for the first time is your chance to ask all the important questions that aren’t answered on their website. For example, you may wish to grill them on their own credentials, enquire about listed-price flexibility or test their knowledge of the local property market.
Other things to consider when meeting your agent:
- Do they have a list of recent references for you to contact?
- Are they fully licensed?
- What other services do they provide? (For example, property inspections, basic legal research, lawyer referrals, financing advice, transport, etc.)
- How long have they been operating in the area?
Cut them off if you ever feel pressured
Real estate agents in Thailand with a good reputation haven’t got to where they are today by being overly pushy. No matter how friendly your agent is or how much groundwork they put in, never feel pressured into making an offer. And if you do ever feel pressured, don’t be afraid to walk away.
